Silverthorne Single Family Homes
Homes in Silverthorne are in all price ranges, from cabins in Government Small Tracts (commonly known as Ptarmigan as the subdivision is on Ptarmigan mountain) to high end homes in Eagles Nest and Hamilton Creek. If you are looking for acreage, Silverthorne is one of the few places you will find it. Ruby Ranch, a gated community, has homes on 2 acres to 10 acres, and they have stables for owner’s horses. North of town, in the Lower Blue River Valley, is where you will find 20 acre parcels to large ranches. If you have or want horses, this is where you will want to be. There are a few small subdivision in this direction, about 8 miles or so north of Silverthorne. Sierra Bosque has 1.83 acres lots on a hillside on the Gore Range and Pebble Creek Ranch is hidden among the trees some distance off Highway 9. The half acre lots here are all surrounded by open space, so if feels very secluded.
Many of the ranches in the Lower Blue are protected by Conservation Easements, so they will never be developed and the area will keep its ranching traditions and atmosphere. It is a wonderful place to head for a Sunday drive, especially in the fall.
As you drive further north, near Green Mountain Reservoir, you will find the town of Heeney. It is not in Silverthorne, being about 25 miles north, but for a lack of somewhere to put the few homes that come up for sale in Heeney, they are also listed in the Silverthorne area in our MLS.
Many Summit County locals live in the Willowbrook area, a neighborhood of affordable homes in a convenient location. Most of the homes there are occupied full time. Willowbrook Highlands is above Willowbrook and has larger homes, similar to what you will find in Eagles Nest/Three Peaks.
Three Peaks is an extension and renaming of the original Eagles Nest golf course area. The golf course itself is called The Raven at Three Peaks and most of the homes around it are larger and more expensive. It gives good access to Forest Service lands, with trails through the neighborhood that connect to Willow Lakes, the Gore Range and the Mesa Cortina trail. Mesa Cortina, which is on the next ridge north of Wildernest, has about half the homes occupied full time and the other half are used as second homes. They sit on 1/3 to 1/2 acre lots and many have great views. A pair of Osprey nest in the same nest on a pole at the golf course every year, so the name of Eagles Nest is appropriate. We know it is spring when we see them fishing in the Ponds near the golf course.
Across the valley from Three Peaks, Eagles Nest and Willowbrook, is Hamilton Creek. This neighborhood boasts fabulous views of the Gore Range, especially nice when the sun is setting behind it. Homes in this neighborhood are clustered together on smaller lots, but it allows for larger areas of open space between the clusters, giving a more open feeling for the most part. Lower on the hillside is South Forty, on the Blue River. Angler Mountain Ranch is just south, in the process of being developed. The lower part consists of duplexes and the upper lots will have single family homes on them. Further south still, and on the river, is a unique neighborhood known as Blue River Valley Ranch Lake Estates. It is unique because it has private ownership of part of the Blue River banks and it has 160 acres of open space with room for horses, yet many of the homes are more affordable than other similar types of neighborhoods. The rest of the neighborhoods are mostly in the town of Silverthorne, with easy access to the river, the highway, shopping at the Silverthorne outlets and Target. The closest ski area is Keystone, but Copper Mountain is only 15 minutes away and even Breckenridge is no more than 30 minutes.
